That's just a preconceived, biased harangue. Don't you remember the killings, looting, bhattas and all sorts of harassment prevalent in Karachi for the last two decades.

I think according to previous census Lahore Population was 70 lac ,being a capital of Punjab 40 lac increase is a reasonable increase in last 20 years . Focus of the people of Punjab is only two cities Lahore and Islamabad and both showed a strong growth.

Local population of Lahore (Kashmiris and central Asians) is dwindling fast because of low birth rate and lack of immigration avenues no more. Villagers from all over Punjab are settling in and this new population of Lahore is a backbone of PTI.

As far as Karachi is concerned there are number of factors for no fast growth.

1...Security issues, last 20 years were really bad for Karachi

2...Low birth rate among Muhajirs

3... The identity of Karachi being a Muhajir city and MQM strong hold forces common Punjabis, Sindhis and Pushtuns to invest in their own ethnic safe cities only brave ones invest or move to Karachi.

....Punjabis mostly move or invest in Lahore and Islamabad. Sindhis like to move to Sukkar or Hyedrabad than Karachi, Cultural Pushtuns mostly moving to Peshawar and Quetta and moderate educated Punjabanized Pushtuns to Islamabad. Punjabi Hazarawals of KPK also prefer to move to Islamabad than Peshawar.

Keep in mind that DHA karachi is much worse than DHA lahore in all aspects including security, water, electricity and cleanliness yet even back in 2013 rents in karachi were at least 50% higher than lahore. Even dha city which is 35 km outside of karachi with no population in sight has higher land prices dha lahore.

From April 2016 to March 2017, the average price of 1-kanal houses for sale in DHA Defence Lahore has gone up 3.72%. Whereas during this time period, the average price of a 1-kanal house has gone up by 13% in Karachi. Clearly, DHA Karachi seems to be the winner here.

The trend we have seen in terms of the prices of houses can also be seen in the case of plots. From April 2016 to March 2017, the average price of 1-kanal plots for sale in DHA Defence Lahore went up by 12.14%, which is quite an impressive increase. On the other hand, the average price of 1-kanal plots in DHA Karachi has risen by 26.10%. The numbers speak for themselves.

Despite Rs 1000 billion spent on lahore by shobaaz in last 9 years still it loses to karachi which only received Rs 10 billion package from sindh govt. The question arises why is karachi real estate prices growing twice as fast as lahore if lahore population is growing faster than karachi? The answer is that census was rigged because reality is that Karachi population is growing faster than lahore which explains why real estate prices and rent keeps growing despite karachi having no water availability, higher cost of living and poor infrastructure than lahore.

Housing shortage can be a reason of high prices in Karachi. In Lahore beautiful private Towns and gated housing societies are springing all around. I do not know how much development is happening in housing sector there in Karachi. Most of the development in housing in Lahore is by private sector not by government.

You compared the DHA prices again the reason could be lack of new posh area and security issues in other parts of Karachi

No, I just visited Karachi once 7 years ago.

You may be right and my post was based on personal experience. Most of the people I know avoid investing in Karachi based housing projects but always very keen to invest in Lahore and Islamabad but recently I have seen some investing in Gawadar. Punjabis are almost 50% of the population of Pakistan their trend towards cities is destined to have a positive or negative impact.

Have you all checked the modification/evolution of urban district boundaries & rural boundaries of Karachi?
It has much to do with PPP, than with Punjabi establishment etc., as big Karachi is not acceptable for PPP.
Karachites can check the demarcation of urban and rural areas, and then confirm which areas are now excluded from urban district.
Know your facts first.
