سپریم کورٹ نے اگر ملک ریاض سے پیسے لینے ہی تھے تو جرمانہ ڈالروں کے ساتھ مشروط کردیتا ہے کیونکہ ملک میں پراپرٹی اور ڈالر کی ویلیو وقت کے ساتھ اپ ہوتی رہتی ہے اور ملکی کرنسی ڈی ویلیو ہوتی رہتی ہے لیکن ڈالر کی کرنسی کبھی ریورس نہیں ہوتی تو جرمانہ کا ڈالر سے مشروط س ہونےے پاکستانی حکومت کو کچھ فائدہ ہی ہوجاتا،

This is so misleading, Rs 460Bn over many years is NOT Rs 460bn in one year! Inflation will easily eat up the actual value of the money returned in years 2-5, which means the actual money returned is not more than Rs 300 Bn in today's rupee terms!

3)total zameen =16800 acre. or 16800 x 8 = 134400 kanaals

4) kam se kam qeemat 134400 x 5000000 = 672,000,000,000

5)ziyada se ziyada qeemat 134400 x 20000000 =2,688,000,000,000

6)ausat qeemat 672,000,000,000 + 2,688,000,000,000 = 3,360,000,000,000 / 2 =1,680,000,000,000 pak rupees

7)kia 460,000,000,000 pak rupees saheeh qeemat hai zameen ki jis per court ne faisla diya hai?

8)agle 7 saal main zameen ki qeemat kia ho gi?

Bani Gala:

Islamabad's Master Plan is split into 5 Zones. Bani Gala falls under zone-4 of Islamabad. All the land sale going on there by CDA or private sector is and has always been legal. But unlike Zone-1 and Zone-2 of Islamabad, CDA never "mandated" NOC procurement for residential buildings in Zone-4. So some people in Bani Gala started encroaching into others' land and this created a big mess. However, after the case verdict, now CDA will start reviewing the residential maps in Zone-4 and everyone shall be required to procure a NOC! That's the whole matter, which PPP and PMLN has been looking to twist to make it appear as if it is a Bahria Town like case!

Grand Hyatt:

The Land sale for Grand Hyatt was legal and the land was marked for Hotels in Islamabad's Master Plan. This is where there is already a Serena Hotel next to it! However, Grand Hyatt without prior approval converted the Hotel building into an apartment building.


The court had two options:
  • Either demolish the building
  • or Fine the builder.
It chose the second option.

BAHRIA TOWN:

I think everyone knows the details here! Two main issues were:
  • Illegal sale of land. Land reserved for forests cannot be sold.
  • Illegal valuation of cost of land. Malir Development authority didn't sell the legal land for residential area on market rate! They took just 2 Billion Rupees for which we are getting Rs. 460 Billion now!! 🤬🤬🤬

Rs. 460 Billion is more than reasonable for the land! If I was Malik Riaz, I would have walked away for anything above Rs. 400 Billion. I think he will be issuing surcharge notices to the file owners and asking them for 3/5 lakh more per plot now before handing them the possession.

1. First, You do the calculations with book value. i.e. the price at launch devoid of any capital gains.

Capital gains/drop is counted as the investor's/buyer's risk/gain not the developer's.

2. Second, Cost of infrastructure development (roads, sewerage, electricity etc.) is typically 3 - 5 times the cost of land! Add that too to the cost of land to determine the fair price of a plot!

3. Third, your analysis is extremely STUPID. As you are assuming there is only residential area in the scheme, with no space for parks, roads, mosques, commercial, grave yards etc. with every house standing next to each other on 16,800 acre. 😁😁 I don't know what is MDA's regulation in this regard but Typically, a healthy scheme has 45-50% area for residential purpose!
